Median sale price for one-level homes in these two townships reached $262,000 through June, up $18,000 from the same period in 2025. Listings under 1,600 square feet cleared in an average of 19 days, nine days faster than multi-story properties in the same zip codes. Real estate agents note that many buyers previously owned homes in the Groesbeck neighborhood or near Washington Park and now want ground-floor living within a 10-minute drive of Sparrow Hospital.
